I further acknowledge and agree that Owner is relying on my information, statements, representations, and/or selections and that any false, inaccurate, misleading, or incomplete information, statements, representations, and/or selections made herein or any disqualifying criteria will be sufficient cause for Owner to immediately deny this Application and/or, if this application is approved, be sufficient grounds to immediately cancel and terminate any lease hereafter consummated and/or executed between Owner and Applicant and/or terminate any right(s) to possession and/or occupancy. I also hereby expressly authorize Owner and/or Owner’s agents, successors, assigns, subsequent owners and purchasers of the rental property described herein, any attorneys, and/or any other designees to receive, view, use, and/or otherwise have access to this Application and to inquire about and/or verify any or all of the information, statements, representations, and/or selections contained herein through any means whatsoever, including by contacting my current and former employer(s), current and former landlord(s), current or former mortgage companies, any references, and any other contact person listed herein, and to obtain any credit, background, or criminal check(s) on me. I acknowledge that I may withdraw this Rental Application at any time prior to the consummation of a lease agreement and that, in doing so, I will forfeit all sums paid hereunder or in furtherance hereof, including the Application Fee set forth below. APPLICATION FEE

An application fee of $45 will be collected if and when the Applicant qualifies for Phase 2 of this application, which consists of a background and credit check. The Applicant will be contacted before moving on to Phase 2. If the applicant does not qualify for Phase 2, no fee is required.
Applicant hereby acknowledges that this one-time fee, nonrefundable application fee is not intended to be and shall not be construed in any way as a rental payment or anything other than a processing fee and that, if this Rental Application is denied for any reason, such sum will be wholly retained by Owner to cover the costs of processing this Rental Application, including, but not limited to, any monies paid to obtain credit, background, or criminal check(s), and for the Owner’s or Owner’s agents’ time in conducting searches and processing the Rental Application. Applicant further consents and agrees that such application fee is fair, reasonable, and justified for the purpose of and related to processing this Rental Application.
